Certainly market has slowed down as buyers are waiting on the sidelines hoping for more clarity on the aftereffects of the new government regulations introduced end of April. But there are still properties selling well over the asking price after bidding war or even within 1 day due to a bully offer.
There are sellers who are forced to sell now and at lower price because they have to sell to close the new purchase they made before the new regulations were introduced but when those sellers run out, will the market slowly revert back to the seller’s market as demand (waiting on the sidelines) still greatly outnumbers the supply?
